Alpharetta's Avalon is drawing in-town restaurants, retailers

ALPHARETTA, Ga. -- Several in-town restaurants and retailers are moving outside the Perimeter for the first time with Avalon, a mixed-use development under construction off Old Milton Parkway in Alpharetta.

"This will be the second location for the famed Antico Pizza," said Mark Toro, managing partner with North American Properties.

The same company that revamped Atlantic Station is building Avalon, one of the biggest mixed-used developments under construction in the country. 

"Clearly the demographic in North Fulton is one of the strongest in the U.S.," Toro added. "You have a high income level and discriminating shoppers." 

Avalon is set to open in October 2014 with a high-end mix of restaurants, retail, office and residential space.

The 86-acre development will include 100,000 square feet of loft offices and 400,000 square feet of retail.

"We're going to drive retail sales here in a very big way," Toro said. 

It's a big turnaround for an area once known as the mud-pit of shame after the original developer fell victim to the real estate bust. 

Once it opens, there is a plan in place to ease traffic congestion.

But what about the impact on North Point Mall? It's only one exit away, and some retailers have already announced they're leaving to come here. 

"Do you think you can both thrive?" 11Alive's Jennifer Leslie asked Toro. 

"North Point is a 20-year mall," he said. "It is a great, solid performer in the retail business, and we will both survive and thrive."

For businesses and home-buyers, Avalon bills itself as the first fiberhood in Georgia with internet speeds 100 times faster than normal. 

A movie download will take seconds, not minutes. 

There are 101 single family homes in development and a waiting list that tops one-thousand.
